What is a Major Item Inspection and how does it differ from a sellers inspection?

We don't do a full inspection, we only look at the major areas.  We look at the roof, foundation, furnace hot water heater, electrical panel only, the major plumbing if it is visible. I will also do a walk through only on the interior and exterior to see if there is any major defects that would be clearly visible.

This type of inspection is most commonly requested  by buyers that are investors that plan on doing major renovations. 

Note that  it is not a full inspection. NO water, electrical outlets, lights, or any interior items are examined.   This inspection takes about half the time of a full inspection and runs about 1/2 the cost.
